There is a tendency to assume that employers veer towards people with less experience in the market place. Why is that? Do they consider the mature applicant to be less flexible, less driven and less technologically aware? It would be naive to think that age isn't taken into account, when employers are looking at a prospective applicant. However the number of people working beyond the age of 65, is, apparently, rising by a third, according to the 'office of National Statistics and so the competition for challenging senior roles will increase; this is especially true of the 'Interim Management' market place. A great many 'purchasing' activities are 'project' driven - therefore it would follow that the older one is, the greater the experience on a diverse range of projects. Functional projects such as – business process re-engineering, information technology, financing of new product launches, franchising and licensing agreements, critical commercial negotiations, export development and sales improvement etc., In an increasingly competitive business environment, mature 'Interim Managers' would be required for their length of experience for short-term needs arising from acquisitions or sudden take-overs; relocation and expansion or consolidation of facilities in the office or manufacturing environment; privatisation issues; start-up or close-down of a company, subsidiary or division; productivity, efficiency or profitability improvement needs. The list is endless. What I did find there was a low impact aerobics class that would help me take off the weight I had managed to put on. I joined the class, had a good time and met some really nice people. They were all discussing the line dance class they had joined and what fun it was. When I was about 10 years old, my brother who was five years older than I, used to practice his jitterbug on me and I grew up dancing during the wonderful era of the big bands. I didn’t get to dance much later in life and forgot how much I enjoyed it, With a bit of trepidation I joined the line dance class. It wasn’t just country music anymore. They taught Mambo, Cha-Cha, Waltz, and I was in heaven. The only problem, since I was sure I knew how to dance, was thinking this was going to be soooooo easy! It turned out that I was the only newbie in the class and I also realized there’s no partner to lead me around the floor. At first I thought I must have turned stupid in my old age, but then realized that line dancing is mostly memory and my memory was not too sharp anymore. I was going to stick with it! The dances are a number of sets that are repeated during the dance and you have to be aware of the sequence, what steps come next. Fortunately, I did not take myself too seriously. Someone once said “dance as if no one is looking” so that’s exactly what I did. I laughed a lot, persevered and promised myself I would not give up. I finally did it! It all fell into place. The moral of the story….. dance class is much less expensive than doctors and psychiatrists; it gives you a natural high! I lost weight; I lost inches; I started to eat healthier when I saw the weight loss and my memory has improved tremendously. I’m exercising my brain by learning something new with each dance. I learned so well, that at the age of 75, the Parks & Recreation Department offered me a job teaching line dancing. My students always compliment me on my youthful looks and demeanor; something I don’t mind hearing. I just read that Socrates learned to dance when he was seventy because he felt that an essential part of himself had been neglected. Isn’t it funny that with all the aches and pains that come with age, I don’t feel a bit of pain when I dance? It must be that ‘natural high’.

Before you give any substance to warnings about a "real estate bubble," look closely at the source. Many stock brokers jump on the bandwagon of real estate doom to get investors back into the stock market. Also, many negative reports originate from mortgage lenders who want to keep the mortgage insurance rates high and keep the insurance premiums coming in for loans on houses that have appreciated. Early in 2005, I was invited to go to Philadelphia and participate in a "real estate bubble" discussion on Ch 8's "Money Matters Today." Television reporters, newspapers, and media hype love scaring you to grab your attention. On the TV show, I defended the real estate market. So, what happened to the real estate bubble in 2005? I can't speak for all investors. If my family had been scared into discounting our investments, selling out, and not buying more property in 2005, we would have lost a million dollars. We bought and held houses. All of our property increased by 20% - 35% and the ones we fixed increased in value even more. In particular, for one home we paid $120,000 and spent $10,000 in repairs - within the year it appraised for $325,000. Who profits from the real estate bubble? Besides media scaremongers, mortgage insurance providers, and stock brokers, real estate investors make even more money. What's that? How do real estate investors make money from the real estate bubble? They take advantage of desperate home sellers scared by the media. In January 2006, we bought an investment property that the home seller, in the midst of a divorce, discounted for a quick sale. The $340,000 property appraised for fifty thousand more than the purchase price. Now, we could quick sale the property for fast cash, but we're in for the long haul.

The property has great development potential. So, we'll let the tenants pay for the mortgage and maybe tear the small house down in a few years. A half acre, one lot away from a future marina near new condos, has many possibilities. Keep the bubble talk. People always need housing.

There is Much Greater Geo-Political Instability Today than 20 Years Ago In mid-2006, the global markets corrected a great deal. In the U. S., the Dow plummeted 4%, the Nasdaq about 6%, and the S&P 500 about 5% in a single week. European stocks posted their biggest drop since May 2003, and the FTSE 100 in the UK had its biggest two-day loss in 3 years. And that was just the beginning of very turbulent times in the global stock market that destroyed billions of dollars of capital. On the other hand, during this time, in Asia, the HK Hang Seng index was up 22% for the year, the South Korean index was up 55%, the Australian markets were up 31%, and China was up 50% over their 12-month lows. Then for the rest of the year, the U. S. and global markets grew even further and almost every investor had long forgotten about these drops until a historic 9% single day drop in the Shanghai markets triggered a global market decline in the 1st Quarter, 2007 (though the explanation truly is not this simple). When we experienced the first drop in 2006, the U. S. was allocating $2 billion to shore up its borders, major conflict still was raging in Iraq and Afghanistan, and Venezuela had increased the top royalty rates on oil to 33% from 16.67% after raising this rate from just 1% in October, 2004. In Bolivia, Evo Morales had followed his friend Chavez’s lead in protecting national assets, and nationalized his country’s oil and natural gas resources. And in Mexico, political unrest, according to Subcomandante Marcos, was the worst since 1994 as Mexico neared its next Presidential election. Still that wasn’t even the worst of it. In Iran, the threat of nuclear confrontation with Israel and the United States loomed, and in the U. S., record trade deficits, and a falling dollar waited ahead. Well despite the recent bouyancy in the global markets, I still believe that we may see the worst to come. Why? Just read the paragraph above. Nothing much has changed in 2007 from back then regarding the above. So in response, I have been shifting significant portions of my clients’ assets into several areas for protection. But not just for protection but to profit greatly when more turbulence hits. When severe market corrections occur, the biggest mistake individual investors make is to panic sell during these market corrections and then buy back in after the market bounces back significantly. That’s the worst thing you could do - Sell low and buy high - yet millions of investors responded exactly in this manner. But yet if you are mainly invested in Europe and the U. S., you need to rebalance your portfolio now because you will be punished for such short sightedness when other major corrections occur in the future or if this current one continues after a slight bounce higher this past week. So What is an Investor to Do? The first thing one needs to do is to stop listening to the advice of large investment firms. Investment firms will tell you that it’s impossible to time the market and that to remain fully invested at all times is a much better strategy. First of all, if you go back and read my blogs for the past couple months where I repeatedly warned people to prepare for a market correction, and specifically told people to start buying inverse funds on the U. S. index you’ll know that it is possible to predict market corrections. After all, I wasn’t the only person saying this. The reason most investment firms tell you that it’s impossible to market time is that often they don’t get paid on non-invested assets, and even when they do, who would ever want to pay management fees on cash? Recently, friends asked me to take a look at their portfolios and to provide them with advice. What I saw was predominantly domestic portfolios (i. e. if the investor lives in the U. S. almost all the stocks our American stocks, if the investor lives in Singapore, almost all the stocks are Singaporean stocks, if the investor lives in London, almost all the stocks are U. K stocks, etc.). These are the types of portfolios that will get punished again in the future. I remember reading an article in 2006 about a big producer at another American firm that shifted 70% of all his client’s assets into China, but all through Chinese mutual funds. I hate mutual funds and the thought of owning mutual funds in emerging markets (but that’s an article for another time). People should always own stocks, not mutual funds. Mutual funds are the lazy way out and you’ll get punished for being lazy. It’s just not the way to benefit from these rapid growth markets. In fact, I’m fairly certain that when the Chinese markets corrected these past couple of weeks , all of this manager’s client portfolios were severely punished. So where should your money go? Due to all the political unrest, I’m looking at the defense sector. And due to all the geopolitical unrest, I’m looking at precious metals. Given the global market corrections, I’m looking for continuing opportunities in China of course, as well as some in Brazil, Mexico, Vietnam, France, Australia, the U. K. and Canada. However, the best protection in turbulent markets is really yourself. What do I mean? The single most critical factor for building wealth is undoubtedly to learn how to do it yourself. If you think about it, when was the last time a friend of yours ever told you, “my financial consultant saved me so much money during these recent corrections it’s unbelievable!”. All I ever heard when I worked at these firms during strong downturns, was “every single one of my clients is down 25% this year.” Yet I know lots of individual investors that manage their own money that will come out of these recent corrections just fine. To tell you the truth, the best protection your stock portfolio has against a strong market downturn is your own brain. Financial consultants that work at large firms neither have the time to adequately protect your portfolio against strong downturns and the bottom lines of the firms they work for are not adequately motivated by protecting accounts against market turbulence. When turbulent markets happen, all the myths that global investment firms propagate are exposed. Market timing is bad; diversification is bad; foreign markets are risky; and asset allocation, not individual stock selection is important - all come to light for what they are – myths. Even if the Shanghai markets corrected 9% in one day of which some of these losses were recently recouped by rebounding markets, this correction is irrelevant if all the stocks you’ve bought in the Chinese markets were up 70% to 100% at the time the correction came. During turbulent times, you’ll see that diversification is not important, but that selecting the right individual stocks in the right individual markets at the right time is what is truly important. Most financial consultants will try to spin losses by saying that diversification saved your portfolio from further losses, but the fact of the matter is that if they had been focused on the right stocks in the right asset classes in the right markets, instead of possibly having all profits wiped off the board by this recent correction for the fiscal year 2007, you would still be sitting on some decent profits. Mortgages low down payments

Today’s mortgage environment is much different from that of the past. One of the biggest differences is low down payment mortgages that only require 3-5% down on your total mortgage. Why exactly have mortgage down payments dropped so much recently? A substantial part of the reason why down payments are smaller is because of the sharing of risk amongst parties involved in your financial transactions. Mortgage lenders are objective institutions seeking to maximize profit and they used to require about 20% down payment on loans before they were able to spread risk to Fannie Mae. Now, with the commonplace ability to sell loans to Fannie Mae, they are willing to lower the down payment because their risk is lower. A low down payment in the single digits may be good for you the borrower, up front, in the initial phases, however, lenders have ways by which they secure their ability to get paid in the event of default lowering their risk. One way that lenders compensate for a low down payment loan, below twenty percent of total loan value, is by requiring a borrower to pay private mortgage insurance(PMI). While private mortgage insurance is not a huge expense it is still an expense, often being .5% of your total mortgage. If you take out a $300,000 loan, then you can expect to pay about $1,500 per year in PMI insurance. These payments will be required until you reach a twenty percent pay off on your loan. However, a lender may be able to make you continue to pay even as twenty percent is breached. Another method for obtaining a loan with very little out of pocket expense is to take out two loans at the same time. One is a primary loan to cover the main mortgage, and another is a secondary loan to cover the down payment. This is often referred to as piggy backing loans and has gained some popularity. People sometimes refer to this method of financing as taking out a second mortgage. You will essentially have two loans to pay each month, so your debt load is going to be higher. If you don't have the cash to pay a down payment, then you should carefully consider if you can service two loans every month of the year in addition to other major expenses. By meeting certain qualifications, a person may be able to acquire an FHA loan, which only requires a 3 percent down payment. However, loan insurance is required with these mortgages to alleviate some risk, and the total loan amounts are relatively small. Dear Brothers and Sisters in Christ, Just as I am, without one plea, But that Thy blood was shed for me, And that Thou bidst me come to Thee, O Lamb of God, I come, I come. (Words by Charlotte Elliott, 1835. Music by William B. Bradbury, 1849) So begins one of the most familiar old hymns--one which is most likely remembered because of its use as an "invitational song" at the close of many traditional church services and, most famously, in its use at the end of each service in the Billy Graham Crusades. Whether or not you know this hymn, you probably are not familiar with the history of its authorship and the story behind its writing. At least, I know I was not. In his book My Life and the Story of the Gospel Hymns, Ira David Sankey writes, "Miss Charlotte Elliott was visiting some friends in the West End of London, and there met the eminent minister, Cйsar Malan. While seated at supper, the minister said he hoped that she was a Christian. She took offense at this, and replied that she would rather not discuss that question. Dr. Malan said that he was sorry if had offended her, that he always liked to speak a word for his Master, and that he hoped that the young lady would some day become a worker for Christ. When they met again at the home of a mutual friend, three weeks later, Miss Elliott told the minister that ever since he had spoken to her she had been trying to find her Saviour, and that she now wished him to tell her how to come to Christ. "Just come to him as you are," Dr. Malan said. This she did, and went away rejoicing. Shortly afterward she wrote this hymn." Just imagine! The author of this beloved hymn was herself saved after hearing the message "Just come to him as you are" and this led to the writing of the song which has spread that message to countless others who have come to a saving relationship with Jesus Christ in the same way--just as they were. Charlotte Elliott wrote over 150 hymns during her lifetime but few of us would recognize any but this one. However, referring to this one song, Miss Elliott's brother said, "In the course of a long ministry, I hope I have been permitted to see some of the fruit of my labor, but I feel that far more has been done by a single hymn of my sister's." There's no doubt in my mind that both Charlotte Elliott and this great hymn were anointed by God to bring the lost to a saving relationship with Jesus Christ. Let's look at the words of this old song to explore the power of its message. "Just as I am, without one plea" The word plea has a meaning both in the Law and in everyday life. Its various definitions include: an earnest request; an appeal: as in spoke out in a plea for greater tolerance. It also means an excuse; a pretext. In the Law, it can mean: 1. An allegation offered in pleading a case. 2. A defendant's answer to the declaration made by the plaintiff in a civil action. 3. The answer of the accused to a criminal charge or indictment: entered a plea of not guilty. 4. A special answer depending on or demonstrating one or more reasons why a suit should be delayed, dismissed, or barred in equity law. 5. An action or suit. But we have no real plea to make in our own behalf when it comes to our salvation: "Once you were dead, doomed forever because of your many sins. You used to live just like the rest of the world, full of sin, obeying Satan, the mighty prince of the power of the air. He is the spirit at work in the hearts of those who refuse to obey God. All of us used to live that way, following the passions and desires of our evil nature. We were born with an evil nature, and we were under God's anger just like everyone else." (Ephesians 2:1-3 NLT) Guilty. Case closed; sentence delivered. But what's this? But that Thy blood was shed for me. In the book of Hebrews it says, "In fact, the law requires that nearly everything be cleansed with blood, and without the shedding of blood there is no forgiveness." (9:22 NIV) And we read also, "He who believes in Him [who clings to, trusts in, relies on Him] is not judged [he who trusts in Him never comes up for judgment; for him there is no rejection, no condemnation--he incurs no damnation]; but he who does not believe (cleave to, rely on, trust in Him) is judged already [he has already been convicted and has already received his sentence] because he has not believed in and trusted in the name of the only begotten Son of God. [He is condemned for refusing to let his trust rest in Christ's name.]" (John 3:18 Amplified Bible). Not guilty becomes the plea. In fact, it's more than that. There is no need for a plea because the case has been dismissed for lack of evidence. God says, "And I will forgive their wrongdoings, and I will never again remember their sins." (Hebrews 8:12 Amplified Bible) We have no plea but the blood of Jesus. "If we claim to be without sin, we deceive ourselves and the truth is not in us. If we confess our sins, he is faithful and just and will forgive us our sins and purify us from all unrighteousness." (1 John 1:8-9 NIV) And look at how 1 John 1:9 reads in the Amplified translation: "If we [freely] admit that we have sinned and confess our sins, He is faithful and just (true to His own nature and promises) and will forgive our sins [dismiss our lawlessness] and [continuously] cleanse us from all unrighteousness [everything not in conformity to His will in purpose, thought, and action]." God forgives our sin condition. Our sins of the past have been forgiven and He continually cleanses us as we confess our ongoing lack of ability to live a sin-free life on our own. Then we hear the third line of the first stanza: "And that Thou bidst me come to Thee" The word bidst is, of course, the old form of the word bade, the past tense for bid. The meaning here is to issue a command to; direct, also to invite to attend; summon, as well as to make an offer to pay or accept a specified price. Do you see the significance of these definitions when it comes to our salvation? God is the shepherd seeking the lost sheep; the woman searching for the lost coin; the father running to embrace the prodigal son (Luke 15). And we are the sheep, the coin and the son! God is not standing idly by waiting for us to find Him. He is actively inviting us, commanding us, and summoning us. Not only that. He also offers a deal we can't refuse (or at least shouldn't)!
